Get Your Own Branded Realtor.com App for Free – Collaborative Search

Today Realtor.com is showcasing their latest version of their award winning mobile application called Collaborative Search.  It is designed to help Realtors® communicate more effectively with their clients through while keeping their branding front and center.

This mobile app keeps the same great look, feel and user experience for the consumer as the previous build, but adds in some sophisticated messaging and alert systems.  This will allow the agent to always be informed about the needs of their buyers.

The setup is fairly simple. Log in to the new app and select that you are a real estate professional.  After that you will be asked answer some quick questions and then you will be ready to send out invites almost immediately.  These invitations will provide a link which converts their old Realtor.com app to your branded version or if the client wasn’t using the app previously, it will download a fresh copy for them.

 

Conversations are tracked through an IM service built into the app which keeps detailed records of all the requests in a client file.  The new app works great with the iOS notification center to keep you abreast of any client activities.

    This is a brilliant move by HomeStore.com / Realtor.com which takes ‘state-of-the-art’ of other real estate web marketers (Zillow.com, etc.) a meaningful step beyond!

    And, unlike most MLS software which only has only ability for AGENT to set up home search and email to Buyers, Realtor.com’s new app allows Buyers to actively shop online outside of search constraints pre-set by Agent, while ensuring referring Agent branding for homes viewed.

    More importantly, Buyers and Agents now have an online tool to INTERACT and BUILD a relationship via this two-way interface channel which is Buyer-centric.

    Sounds good but no Android. Let’s hope it’s not six months. At the minimum, get the agent branded part out for Android now & follow up other functionality when available. Yes, I know that is a small part – that should make it easy to implement.

    You really need to get both the iOS and Android out at the same time. So tired of it being mostly about iPAD and iPhones. We are not all on those platforms.

    Hey Steve: Thanks for always sharing the latest and greatest info. I was wondering… often a buyer will send me properties from Realtor.com and/or Zillow to look up and bam… they have been off market for a while. Do you find Realtor.com to be pretty up to date? If so, love the potential here. Thanks again.

      Bonnie- Yes, Realtor.com is the most accurate website out there for listings. Most MLS’s are updated every 15 minutes and the remaining few update every day.

    All of those complaining about android, the android platform is a mess to code for. That is why Android is “second class” as you put it.

    For ios, you code for one screen size and one resolution, etc. android you code for hundreds of different devices. Hope that helps you understand why developers hate android and why android comes second.

    Did any agents notice that for listings where the agent or broker has paid for a Showcase Listing, the app displays the phone number for the listing agent or broker, a Request More Info button, and a button linking to the listing agent or broker’s website? Are you really okay with this on an app that is supposed to be branded to you? It sounds like a great strategy to promote Realtor.com’s Showcase Listings, since the free agent app will get wide distribution, and therefore their Showcase Listings more exposure.

      Kerry – All of the buttons in the app go to the agent that distributed the app not the Showcase customer. You can find the listing agent but it is buried and not prominent on the screen. There are certain guidelines Realtor.com has to follow and a little info has to be there.

    This looks great. It’s exactly what Realtors need, and a great offering to clients. Realtor.com does have the best app search compared to Trulia and Zillow’s.

    Now Realtor.com needs to update their website. I hope that is coming soon.

    Steve/Max, love that Realtor.com is pushing the envelope on advances in their mobile search app here.

    My concern is how does this impact the agent’s branding and identity if they are relying on a 3rd party site for all communication? Also, what about brokerages that have pulled their listings from Realtor.com?

    Also, if myself and another agent register the same consumer email address, how is that handled within the app? Who gets “ownership” of that client?

      There are really only a few brokerages that have pulled listings so the effect is probably negligible in your area Sean. Totally understand your point about using a third party app, but if your clients tell you they are currently using the app, it’s a no brainer to give them yours and remove the “competition”. When people find an app they like to search for homes, it’s rare they are going to switch…now they don’t have to!

    Sean – Sorry, I forgot to answer your last question. A consumer can only be connected to one agent at a time. So in order to accept a new invite, they would have to disconnect from their current agent. (which they can do from the My Agent screen)

    Hi Steve, that was a great Webinar yesterday especially the part on the cobranded Realtor.com app. that was very cool! As soon as it comes out I will jump all over getting it out there. RE/MAX had one similar but I dont think it was as connected with the sync features and lead and contact features.

    Well the app is out and cool but boo-hoo too. The only way to get the app it is to email invites through the mobile app interface. That is slow and problematic. I don’t know about other users but I want to offer my version as a download. Also my database is significant in size and this manual task seems a bit year-2002 to me.

    I have to be overlooking the ability to have a customized download link to offer on my web site or mass email out, right?

    Do you happen to know if this will become an option? Also since MOVE owns TopProducer / TopMarketer do you know if there are plans to integrate this app invite into TP so we can autosend invites to new leads?

    This is useless as a marketing tool without an Android version available in the Play Store. Why would I send out an email to my client base about this great new app I have to offer them, when I have no clue which mobile platform they are on, and I will be inviting more people who cannot use the app than those that can (there are more Android users than iPhone users)? I imagine me doing so would make my clients feel exactly like I feel right now: left out in the cold.

    I’m excited about trying out this app on my iPad. It will be great when it is on Android too, since my phone is an android and lots of my clients aren’t iPhone/iPad users.

    Question – I don’t actually show buyers homes. I generate leads and then refer the buyers to one of several buyers agents once they are ready to do something. If I connect with a buyer as their agent, and I later have them disconnect from me and connect to my buyer’s agent, will they lose any of their saved favorites/notes? Will the new agent be able to see the conversations they had with the old agent? That would be GREAT for a team!

    I would rather pay for a mobile app to get the showcase listings agent contact info OFF the listings/application. Free usually has baggage….ads & showcase listing agent contact info.

    This application has gotten way better over time and is still a regular staple in my lead gen campaigns. This also works on other mobile devices now these days where I can easily use this on my tablet.
