The Queue | 360 Panorama | MouseFlow | Animoto | Facebook Secret Groups

Episode number four of The Queue featured four technologies that are no brainers to implement in your business.The Queue Tech Savvy Agent 360 Panorama and Photaf are mobile apps that allow for 360 degree and panoramic photos that can be shared via social media and email. MouseFlow.com is an amazing technology that will reenact the mouse movements and clicks of your web traffic in an effort to increase conversions and user experience. Animoto is one of the easiest to use and tech savvy video creation tools that is sure to impress buyers and sellers. Finally, Facebook has an option for creating secret groups that are great for private masterminding and client communication.     Yes works in 3g … hard to get the 360 to line up perfectly, maybe if you set it on a tripod.

    It seems that anytime a new technology comes on the scene real estate agents are encouraged to jump right in. I remember when the Flip started shipping and every real estate marketing ‘expert’ was trumpeting that ‘video is the future’ ‘agents MUST video their listings’ on and on and what happened? Dark, out of focus, foot-stomping videos flood the interwebs and yet home buyers are left looking at content that hinders, rather than helps them make go/no-go decisions on visiting a home. This happened with the first go-round of 360° panoramas. Nobody put any thought into creating panoramas that actually made a house look good. The medium was deemed more important than the quality of the content. Now we’re seeing it again – I noticed that the Times Sq pano in the video isn’t a nice contiguous image, but looks all cut and pasted like a ransom note. Is this how real estate agents are supposed to shoot their properties?

    With the intense competition to sell an over-abundance of inventory to a relatively small number of qualified buyers, don’t you thing agents should concentrate on making their listings look as good as possible? Buyers are using the internet to weed-out the chaff – they’re using any excuse to strike a property off of the long list.

    Here’s my advice and it’s the same advice I’ve been giving for 8 years now: Make your property LOOK like a dream house. No, it might not be your dream house, and it might not be your seller’s dream house (anymore), but for the person that buys it, it will be their dream house.

    Forget wasting your time with gimmicks – go and find a competent professional ARCHITECTURAL photographer in your area – invest 1/10% to 2/10% of the listing price to stage and photograph the home and watch your sales grow. $500 for a half-million dollar home is a small investment to make. Refrigerator magnets won’t increase your sales, but a stunning online presentation of your properties will.

    Hey Chris,
    Enjoyed the Queue. We’re currently using Animoto for RE vids. Any thought on optimum length? I’m thinking using the length of the whole song (3 min+) is too much. Appreciate your feedback.

      Focusing On just the home may make 3 minutes seem long. However if you sell the sizzle and the steak by highlighting the area, parks, Schools, shops etc I would say 5 minutes makes sense.

    I really like Animoto, and have been using it somewhat for about 18 months. It really felt like I was “cheating”, since it was so easy, and didn’t take 2 hours to edit, until I saw that Herman Chan in CA and GoodLife team in TX are both using it. I describe it to my clients as a “real estate music video”.

    -360 Panorama: Local expert anyone? Hit the town center, neighborhood park, etc.
    -Animoto rawks: been using it for family and friend holiday cards for a few years.
    -Mouseflow: intrigued by the data, wishing one place would give us the whole package, but I like it.
    -Facebook Secret Groups: the first rule of facebook secret groups, you don’t talk about facebook secret groups…

    WOW!!! Secret Groups..I am thinking about it as a solution for transaction management. Tried using Google docs and Windows Live but they were to cumbersome for most consumers. This facebook group could work. I’ll try it on my next transaction.

    Chris – I have been using Animoto for over a year for neighborhood tours. I have been using still photos and am just now incorporating video within the video. I have been told, “it is not video”; still it is easy, fun and a unique way to showcase homes and neighborhoods.
